Landlord insurance for Hudson Valley rental properties

Reviewed by Emery & Webb's licensed agents

If you rent out a house, a two-family or a few units, a standard homeowners policy usually isn't designed for it. Landlord insurance (often called a dwelling fire or DP policy) protects the rental building, the income it produces and your liability as the owner.

What landlord insurance covers

  • The building: the rental dwelling and attached structures, against fire, wind, hail and other covered causes.
  • Other structures: detached garages, sheds and fences on the property.
  • Fair rental value (loss of rents): the rent you lose while the property is repaired after a covered loss.
  • Landlord liability: if a tenant or visitor is injured because of a condition on the property, such as an icy walkway or a broken stair.
  • Your property on site: appliances, furnishings or equipment you provide, such as a stove or lawn mower.

Policies come in different forms. Basic forms cover only named causes of loss; broader forms, such as a DP-3, cover the building against all risks not specifically excluded and usually pay replacement cost. We'll explain which fits your property.

What it usually doesn't cover

  • Your tenants' belongings and liability. Tenants need their own renters policy; many landlords require it in the lease.
  • Flood, which needs a separate policy.
  • Wear and tear, maintenance and pest damage.
  • Vacancy. Many policies limit or exclude certain losses, such as vandalism or water damage, when a property sits vacant beyond a set period, often 60 days. Tell us before a property becomes vacant.
  • Short-term rentals. Renting through Airbnb or Vrbo usually needs different coverage than a long-term lease.

When you need more than a single policy

  • Owner-occupied two-to-four-family homes can often be covered under a homeowners policy, with the rental units accounted for.
  • Several rental properties may be better placed on one commercial package policy.
  • Mixed-use buildings, such as apartments over a storefront, need commercial coverage.
  • Higher liability limits can come from a personal umbrella over a small number of residential rentals, or a commercial umbrella for larger portfolios.

How we shop 60+ carriers for you

Carriers differ a lot on rental properties: some won't write older buildings, seasonal rentals or properties with many units. We know which carriers fit which properties and compare price, form and claims service.
